Job Description

SUMMARY: Assist the Project Manager with planning and execution of the day to day processes of projects, while working with the project team, client, architects, engineers, designers, shop managers, subcontractors, and the installation crew to properly and effectively deliver a quality product within schedule and under budget. Responsible for preparing submittals, submittal logs, transmittals, purchase orders, shop work orders, and correspondence. This position involves learning about project management, cost analysis, and scheduling and requires that the individual comprehend these skills for advancement to Assistant Project Manager. 

DUTIES AND RESPONSIBILITIES: The following reflects management’s definition of essential functions for this job but does not restrict the tasks that may be assigned.

Preconstruction/Project Kickoff/General 

· Coordinate project startup 

· Review owner contract, understand scope 

· Develop and keep a running track of submittal, RFI, and Drawing Logs 

· Establish and maintain document control procedures 

· Assist with development of quality control plan 

· Create agendas for meeting 

· Record meeting notes 

· Make sure vendors are in Sage 300 (F.K.A. Timberline) and that you have the latest W9 and insurance forms submitted to accounting 

· Assist PM with subcontractor and vendor solicitations 

· Responsible for reporting back to the PM on any overages in crew rates, material costs, and equipment costs. 


· Conduct quality control inspections 

· Assist the PM in prefabrication process, if you write a work order it should be approved by the PM before submitting 

· Participate in constructability review with shop and superintendent 

· Confirm that all fabrication is being completed from the latest approved drawings 


· Maintain drawing log with all revisions, submittals, and approval 

· Confirm Redlines have been picked up by designers in revisions 

· Submit drawings for Client/Architect review and approval 

· Inform design and track As-Builts for close out 

· Confirm that drawing include entire scope of work 


· Participate in site orientation 

· Ensure that superintendents have latest/approved drawings for installation (electronic and/or hard copies) 

· Conduct quality control inspections 

· Ensure compliance with safety procedures and policies 

· Create management flow chart with contact list for GC 

· Maintain jobsite files/Have MSDS and Approved Submittal list onsite 

· Take progress photos and save for proper documentation 

Close Out 

· Coordinate and document owner training 

· Prepare O&M Manuals and warranties 

· Prepare As-Builts 

· Assist PM in the coordination of the in-house project close out meeting 


· BS Degree in Construction Management, Engineering, or related field 

· Ability to operate a computer and MS Office 

· Proficient with Bluebeam Revu 

· Ability to provide reports to Project Managers 

· 1 to 3 years working in a construction environment 

· Coursework or certificates in project management 

· Ability to provide quick field take-off's for material orders 

· Ability to understand and use proper Personal Protective Equipment (PPE) while on construction sites
